Is this service for you?

This service is for you if:

  • You found a property on Idealista, Fotocasa, or through an agency and are ready to move forward, but want to avoid a costly mistake.

  • You feel pressured by an agent to sign the "arras" (deposit) contract immediately without fully understanding the terms.

  • Language is a barrier, and you are concerned about legal Spanish, inflated prices, or unfavorable conditions.

  • You need an advocate on your side: Not the seller's agent, but a dedicated representative who coordinates all professionals to protect your interests.

Real estate transaction support in Spain: property audit and negotiations with the seller

You are almost ready to buy, but an inner voice tells you: 'I’m missing something.' That is exactly when you need us.

How much does our support cost?

Our goal is not to add an extra expense, but to protect your investment and your peace of mind. We work with a fixed fee between €2,000 and €5,000, depending solely on the complexity of the property and the legal risks involved. Payment is divided into stages.

What determines the price?

  • Property Type: Verifying a house or a commercial unit requires analyzing a larger volume of documents and technical nuances than a standard apartment.

  • Legal Complexity: The number of owners, the type of seller, and the existence of any liens or encumbrances.

  • Property Price: As the transaction value increases, so do the financial and legal risks; protecting your investment requires a more in-depth analysis and a higher level of responsibility.

We will provide an exact fixed fee for your case after a free document review, and we will guarantee it by contract.

Why a fixed fee?

  • No percentage-based fees: Our goal isn't for you to pay more for the property.

  • No agency commissions: We work exclusively for you, with no hidden ties.

  • Price set upfront: No surprises or extra costs during the process.

What we do NOT do (Full Transparency):

  • We do not search for properties for you. We do not promise "magic" discounts. We do not provide profitability guarantees.

We do only one thing, but we do it right:
We protect your money and your rights regarding the property you have already chosen.

Official contract with clear obligations and milestones. Proven experience supporting clients from Russia, Ukraine, Israel, the USA, Latin America, and the EU.

Comprehensive Remote Support

What exactly we do for you:

This is not a one-off consultation. We involve ourselves in your transaction and manage it until its secure completion - or we stop it in time if the risks are too high.

Strategic Consulting

We analyze your specific situation: purchase objectives, property type, budget, and financing methods. You will receive a clear action plan for your transaction, not generic theory. Book an appointment

Legal Property Audit

We request the Nota Simple from the Land Registry and the Cadastral certification. We verify ownership, liens, mortgages, seizures, easements, and limitations. We confirm whether you are truly being sold what you were promised.

Verification of Mandatory Documents

We verify the validity of the Cédula de Habitabilidad (Occupancy Certificate), Energy Performance Certificate, ITE (Building Technical Inspection), and other critical documents. We detect details that could block mortgage approval or the future management of the rental.

Technical Assessment

We analyze the technical documentation: building condition, consistency between the physical layout and legal records, and the presence of any illegal renovations. If necessary, we coordinate with independent technical specialists.

Market Value Assessment

We perform a professional real estate valuation: we determine the property’s true market price so you understand if there is an overcharge and identify the margin for negotiation.

Negotiation with the Seller and Agency

We negotiate the price, deadlines, included furniture, and the rectification of defects before signing. The seller will stop seeing you as a foreigner who "accepts everything."

Drafting and Review of the Contrato de Arras

We identify dangerous clauses that could leave you without your money and without the property. We rewrite the conditions or propose our own version to ensure that legal protection is on your side, not the seller’s.

Mortgage Coordination (if required)

We handle all communication with the banks: preparing documents, negotiating terms, monitoring deadlines, and ensuring that financing does not put the transaction at risk.

Notary and Final Oversight

We prepare the signing of the Escritura (Title Deed), cross-check the final text against the agreed-upon conditions, and ensure that no unexpected expenses or clauses appear at the last minute.

Your final decision will not be based on emotions or an agent’s promises, but on documents, data, and legal facts.

Common Risks

What dangers we protect you from:

Most problems do not arise from scams, but from rushing, the language barrier, and placing too much trust in the seller’s agent. These are some of the real-world situations we prevent:

  • Unfair Deposit Agreements (Arras): You lose all your money if you withdraw, while the seller assumes minimal risk.

  • Hidden Debts: Unpaid property taxes (IBI), outstanding community fees, or special assessments (derramas) become your legal responsibility.

  • Illegal Renovations: The physical layout does not match the Land Registry. This can lead to fines of up to €60,000 and the denial of your mortgage.

  • Missing Mandatory Documents: Without the Occupancy Certificate (Cédula de Habitabilidad), you cannot legally rent out the property.

  • 15–25% Overpricing: Inflated prices for foreigners that you will never recover when you decide to sell.

  • "Blind" Signing: Documents with unfavorable conditions that were not fully understood due to language or technical barriers.

  • Legal Liens and Encumbrances: Seizures, easements, or restrictions on the use of the property.

  • Ownership Issues: Co-owners who have not given consent or incomplete inheritance processes.

Our job is to prevent these errors in your transaction before it is too late.

Step-by-Step Workflow

How does our support work?

A detailed process from the initial call to the delivery of the keys, so you understand exactly what happens at every stage.

  1. Free Consultation (30 minutes): A personal call with me. We analyze your situation: the specific property, the current stage of the transaction, what you have already signed, and your concerns. We determine if you need our assistance and define the concrete steps to take.

  2. Contract Signing and Kick-off: We sign an agreement with a fixed price and clear milestones. You provide the property documentation (or we request it from the seller/agency). We begin the deep-dive audit.

  3. Legal and Technical Audit: We request Notas Simples from the Registry and Cadastral certificates, verify mandatory documents, and analyze the technical condition. We perform a market valuation and deliver a detailed report with detected risks and recommendations.

  4. Negotiation and Terms: We negotiate with the seller and the agency: adjusting the price based on discovered defects, demanding rectifications, and agreeing on deadlines. We draft the Contrato de Arras (Deposit Agreement), eliminating dangerous clauses and adding protection for you.

  5. Deposit Signing and Monitoring: We supervise the signing of the agreement under the agreed terms. We ensure both parties fulfill their obligations: repairing defects, preparing documents, and respecting deadlines.

  6. Mortgage Coordination (if applicable): We manage communication with the bank: preparing and sending property documentation and monitoring approval timelines so that financing does not stall the purchase.

  7. Notary Preparation and Final Check: We review the draft of the Escritura (Title Deed). We cross-check it against what was agreed and demand corrections if there are discrepancies. We prepare you for the signing: what will happen, what documents you need, and what to watch out for.

  8. Notary and Key Handover: We accompany you at the signing of the Escritura (in person or remotely), supervise the final text, and ensure that payment and document delivery are handled correctly. We remain in contact until your ownership rights are officially registered.

At every stage, you will know exactly what is happening, what risks have been detected, and what is being done to eliminate them. No last-minute surprises.

Additional services on demand

Our core service is providing professional support for a property you have already selected. However, if you require a comprehensive end-to-end solution, we also operate in complementary areas:

  • "Turnkey" Property Search: Location, selection, and initial screening of properties based on your specific criteria: budget, location, type, and objectives. You receive a shortlist of verified options, saving you months of searching through hundreds of listings.

  • Investment Selection with Financial Analysis: Search for apartments for long-term or mid-term rental. We analyze profitability, operating expenses, and tax liabilities. You will see real data before buying—not the "estimated yields" provided by agents.

  • Commercial Real Estate and Investment Assets: Support in the acquisition of offices, retail spaces, aparthotels, and residential buildings. We provide access to off-market deals through our network (assets not listed on public portals).

  • On-the-Ground Support in Spain: If you come to perform viewings, we organize the meetings, accompany you to the properties, and lead the negotiations with agencies. We optimize your logistics so you don’t waste time in an unfamiliar city.

  • Post-Deal Management: After the purchase, we connect you with trusted specialists: property managers, renovation teams, accountants for tax filings, and immigration consultants for residency. You get a ready-to-use infrastructure.

  • Systemic Support for Investors: If you plan to make multiple acquisitions or build a real estate portfolio in Spain, we design a customized workflow under a long-term strategic alliance.

These services are not our primary focus, but if you require them, we will deliver with the highest level of quality and rigor.

Frequently Asked Questions

  • What happens if the review recommends against buying? We will tell you with total honesty and explain the risks. If the transaction is cancelled for any reason (property issues, mortgage denial, or the seller backing out), the fees for the completed stages are non-refundable. However, they are fully credited toward your next transaction for the following 6 months. You don’t lose your money; you simply transfer it to another property.

  • How are you different from a real estate agency? An agency earns a commission on the sale and represents the seller's interests. We work exclusively for you: we audit the property, detect risks, and negotiate the best conditions for the buyer.

  • How are you different from a lawyer? A lawyer verifies that documents are legal but won’t tell you if you are overpaying or if the property has technical flaws. Their goal is legality; ours is the overall success and profitability of your purchase. We manage the operation holistically: market valuation, technical inspection, and negotiation. If necessary, we coordinate with specialized legal firms.

  • Can I just use ChatGPT? AI is an excellent tool for general questions, but a real transaction requires concrete actions: requesting Notas Simples from the Registry, pushing banks to expedite mortgages, or pressuring sellers to change specific clauses in the Escritura. Theory does not protect you in a real transaction.

  • Do you work throughout Spain? Yes. We work remotely across the entire country. While we initially focused on Catalonia, we currently support transactions in every Spanish region.

  • How is payment handled? We begin work after a contract is signed and an initial 20% payment is made. The rest is paid in milestones: after the signing of the Arras (Deposit) and after the signing of the Escritura before a Notary. You pay for results at each stage.

  • How long does a property review take? The legal and technical audit usually takes 5 to 10 business days once we receive all documentation. Urgent reviews can be completed in 2–3 days upon request.

  • What does the fixed fee include? Comprehensive support from the initial consultation to the Notary: document review, technical inspection, contract drafting, negotiation, and oversight at every phase. The exact amount and scope are fixed by contract before we begin.

  • Can you find a property for me? Yes, but it is not our primary focus. We specialize in protecting transactions for properties you have already chosen. Property search is a separate, independent service.

  • Is it mandatory for me to travel to Spain? No. Most of the work is done remotely. Your presence is only essential for the signing before a Notary, and even then, you can delegate this via a Power of Attorney (POA).

  • Do you help with mortgages? Yes. We coordinate the process with banks: document preparation, negotiation of terms, and deadline monitoring. This is included in our support if you require financing.

  • Do you work with new builds (off-plan)? Yes. We assist with both resale and new construction. We verify the developer, the contracts, delivery deadlines, and bank-guaranteed warranties.

  • What if the agent pressures me to sign today? Do not sign. This is a classic manipulation tactic. Contact us: we will perform an urgent contract review (within 24–48 hours) and tell you if it is safe to proceed.

  • Why can I trust you from a distance? We are a registered Spanish company (Meridan Group S.L.). I am a registered agent (AICAT 9589) and a member of the API College of Real Estate Agents of Barcelona. We work under an official contract with clear responsibilities and milestone-based payments. In 10 years, we have managed over 200 transactions.

  • What happens after the purchase? If needed, we connect you with trusted partners: property managers, tax accountants, renovation teams, or immigration consultants for residency.

  • I have more questions. How can I contact you? Schedule a free 30-minute consultation. We will analyze your case, resolve your doubts, and tell you honestly if our support is what you need.
